Green building projects come in all sizes: the small ones often provide the most challenges and opportunities.  This second unit (480 s.f.) is sited in the rear portion of a deep lot.  Planning challenges included a variance for parking and conforming to the height limits. New construction allows for the use of fly-ash concrete, radiant floors, steel framing, corrugated steel siding and sun-shaded steel dual-glazed windows.  The interior materials include non-urea formaldehyde; re-cycle content insulation (above Title 24 requirements), re-cycle content gypsum board and no-VOC paints.  Wood for trim and cabinetry will be from sustainably managed forests. Re-cycle paper is the material for countertops.  All appliances are planned to be Energy-star rated and apartment-sized.  A dial-flush toilet and ultra low-flow shower- head/fittings implement water conservation.  An on-demand water heater and photovoltaic panels finish the energy savings approach..
