OBJECTIVES: Since the real estate market has changed, there is alway room for new opportunity in the Real Estate industry. My passion is hard coding in HTML with some CSS as well as being involved in real estate. This will give you an idea about my experiences in HTML coding and the Real Estate industry. My present experiences are handling BPO (Broker's Price Opinion) and listing REO properties - both of which I enjoyed. It is really a total different market, which you work harder with more productive hours. So call me on (408) 306-0308 for any question regarding my experiences.


QUALIFICATIONS

  • Presently working as a BPO (Broker's Price Opinion) contractor with Land America Lender Service, Clear Capital, Fiserv Lending Solutions and Asset Valuation & Marketing Inc. Able to handle at least 20 orders per week. Have done 10 orders in 2 days (exterior only). BPO is taking photographs of a residential home with research for 3 Sold Comps and 3 Listing Comps for an estimated value of a home that would sell in today's market.

    • Checked on occupancy status within 24 hours of received of order
    • Post cash for keys and cleanup notice within 24 hours
    • Able to talk to resident on move out date
    • Assit in eviction
    • Re-keying - Had personally changed locks and dead bolts, if keys have been given
    • Make sure property is secured if it is vacant
    • Submit bids from contractors on repairs, trash out, yard work and cleaning with tons of photos before and after
    • Submit report on personal items left behind with photographs on each items.
    • Handled payments for utilities, HOA fees, contractors and other expenses
    • Submit invoices with bills and copy of checks paid every month
    • Submit BPO (monthly until it is sold) and photos of subject property both inside and out, including any repairs or replacement done
    • Prepard property for sale, if repairs have or have not been approved. This include clean up - inside and out.
    • Marketing, which includes creating a virtual tour webpage to be linked up to public website such as MLS Listings, www.cragslist.org, www.sallyfoo.com and other public websites
    • Submit status reports
    • Able to request the best and highest offer.
    • Have sold all my REO Listings, including property that had last minute problem which occurred a week before close of escrow.
    • Kept in contact with all parties involved in a transaction for status information
    • Able to travel to assigned properties

  • Thoughts on REO Sales - It was a difficult process to learn at first, but I really love the business as I learned as I went. It is what I had imagined - hardwork and using common sense to get the transaction closed. I have come a long way in improving my service.

  • As of August 27, 2008, I have closed 28+ Listings and 11 buyer's transactions.

  • As a traditional Listing Agent, my service include the following:

    • Been rated as one of the top 300 Traditional Realtors for 2005
    • Postcard annoucements on new listings as "JUST LISTED" to help generate more buyers
    • Setup the signpost, flyer box, the flyer stand and Open House signs for the Open House
    • Host the Open House - Had Open Houses with over 200 groups of visitors depending on area, schools, buyers' acceptable List Price comparison and buyer's agent commission offered
    • Have attractive and informative flyers made regarding a home and its features
    • Provide a Guestbook for Seller's visitors
    • Provide guidance or recommendation on how a home can be shown
    • Provide constant communication via email or phone call concerning status about Buyer and Seller activities
    • Use the standard California Real Estate legal documents in the transactions on traditional sales
    • Setup Escrow with the title company and arrange appointments for the signing
    • Assist buyer(s) with their pre-approval, transaction, inspections and guidance as well as negotiations between Seller(s) and Buyer(s)
    • Guide Sellers through the process on what is expected from them as a Seller so that they will be educated
    • Provide full services 7 days a week / 12 hours a day.
    • Do return clients phone call within 3 hours
